Our Story

A Contract Is Not a Closing

When we entered land wholesaling, we expected finding the deal to be the difficult part.

Then we had to disposition it.

We found buyer lists filled with people who might buy real estate but had no demonstrated interest in our particular land. Generic deal blasts created activity, but not necessarily progress. Every buyer wanted something different, and the information they needed rarely lived in one place.

Meanwhile, the contract clock kept moving.

We were trying to answer questions like:

  • Who is actively buying this type of land?
  • Where are they buying?
  • What acreage and price ranges work for them?
  • What are their automatic deal breakers?
  • What information do they need before making an offer?
  • Who will respond, follow through, and actually close?

The more we worked through the process, the clearer the problem became.

Land wholesalers did not need another enormous buyer list.

They needed a better way to understand real buyer demand and manage everything that happens between contract and closing.

That is why we created Dispo.land.

The Idea

We wanted to build the process differently.
